What does the rent include?

The rent also includes a maintenance charge for communal areas, utility expenses, usage fees for room furniture, home appliances, home delivery lockers, internet and CATV, and service fees for housekeeping and linen changes provided twice weekly.
Please note that telephone call charges are not included in the rent.

Do I need to pay a deposit and key money?

You don’t need key money, but you will be asked to deposit 100,000 yen as a guarantee for a one to three-month lease contract, or an equivalent of one month’s rent for a four-month or longer lease contract. As a rule, the deposit will be refunded to you in full when you move out. However, if you damage the apartment, including damage to or loss of room furniture, home appliances, and other fixtures, money will be withheld to cover the amount of the repair costs.

Do I need a joint guarantor?

As a rule, no. However, foreign nationals and those who fail to meet our screening standards may be asked to appoint a joint guarantor.

When is the rent due?

The rent must be paid in full by the day prior to the contract date, via bank transfer to a designated bank account.

Can I rent an apartment for one week only?

Our serviced apartments are leased on a monthly contract basis.

Can I cancel my lease contract during the contact period?

In the case of a two-month or longer contract, cancellation may be accepted, provided, however, that you stay at the property for at least one month. For more information, please contact the management staff.

Can I keep animals in the property?

Sorry, no animals are allowed in the property.
